55/59
Saffron Hill, Clerkenwell
This Section 106 deal was part of a private development by Carlton Landmark
consisting of 20 homes, which has been many years in negotiation and finally
handed over in November 2002. Due to the constraints of the existing building
the affordable housing element consists, a little unusually, of five one-bedroom
maisonettes on the ground and lower ground floors.

17-35 William Road, Camden
The deal
to purchase 12 flats from developers McCabe was concluded in May 2001.
The development, which also includes 32 private residential apartments
and ground floor light industrial premises, was completed in December
2002. The accommodation is spacious and well designed.

Drury
Lane and Newton Street
The scheme comprises 7 flats in the famous theatre street and 9 flats
in Newton Street on the corner of High Holborn. These “off site”
homes were constructed as part of the planning deal for “The Hospital”
which is housed on the site of the former St Paul’s Hospital in
Covent Garden. In addition to SHA’s flats the 60,000 square foot
building includes audio recording and high definition television studios
for professionals, cinema screening room and serviced apartments as well
as a restaurant and exhibition space open to the public. The handover
of keys from Dave Stewart, formerly of the Eurythmics, and Creative Director
of The Hospital, took place in December
'02. The excellent use of space and very high levels of insulation
for sound and heat retention gives these flats the highest possible standards.
There is a community room in the lower ground space at Newton Street for local activities and currently there is some joint working to link this with Green Dragon Hall in Stukely Street.

Farringdon Road
Seven homes plus a restaurant. This building is next door to 39/41 Farringdon
Rd, which we completed in April 2001. The two projects are physically
linked so that the staircase and lift are shared. This reduces the service charge and maintenance cost for the combined scheme.
